Job Description

Open Management is looking for an Assistant Community Manager for our manufactured housing community in Bloomington, Illinois. This is a temporary position, with the duration currently undetermined, based on business and staffing needs. The ideal candidate will possess strong leadership and customer service skills to effectively engage with residents, team members, vendors, and contractors. Responsibilities include enforcing tenant regulations, following budgets and underwriting, monitoring property improvement projects, supporting the occupancy goals, and attending weekly management meetings.

Requirements

  • Strong leadership and customer service skills
  • Comfortable working with various computer systems
  • Ability to take initiative and demonstrate organization and attention to detail
  • Exhibit company core values of extreme ownership and collaboration
  • Prior experience in property management preferred, but training is available for the right candidate

Compensation

  • Hourly Rate: $20.00 - $22.00 / hr

Temporary Employment

This position is temporary and intended to address current business and staffing needs. The duration may vary based on operational needs, and temporary employment does not guarantee continued employment or conversion to a regular position.

What You’ll Do

  • Oversee rent collections, distribution of late notices, and filing evictions as needed
  • Enforce park rules and regulations to ensure a safe and clean environment for residents
  • Monitor park income and expenses to meet and exceed financial targets
  • Oversee on-site operations including maintenance and park improvement projects
  • Coordinate repairs and renovations in a timely manner
  • Show available homes to prospects to generate excitement and ensure timely sales
  • Manage resident move-ins and move-outs, including application processing
  • Establish rental rates through market surveys and analysis
  • Assist with marketing initiatives to generate interest and meet occupancy targets
  • Maintain a positive attitude and demonstrate leadership with on-site team members and vendors

What We’re Looking For

  • Ability to connect with diverse personalities in phone and in-person interactions
  • Exhibit extreme ownership and collaboration while maintaining professionalism
  • Effective and efficient use of computer systems; familiarity with technology
  • Negotiation skills for vendor relations and home sales
  • Previous project management and/or property management experience desired

Travel

This position requires the willingness and ability to conduct local travel as needed to fulfill various job responsibilities, which may include running errands related to business operations. The extent and frequency of travel will vary over time based on job demands.
