    For years, suburban markets like Walnut Creek were stuck in SF/Oakland's shadow: brokers knew the area's luxury malls, transit links, and Class-A offices existed, but prospects assumed "real" opportunity meant city skyscrapers. Meanwhile, fresh research revealed millennials were trading urban lofts for suburban homes, provided their workplace was a short commute away. That mismatch between perception and data left Walnut Creek's prime office stock overlooked. Bridging that gap became a central challenge. I began by reframing our goal from "sell Walnut Creek" into "bring the office to where millennials live." With that clarity, I drafted a tight 60-second storyboard: opening on the share of market for housing types; the Unexpected bulk of suburban buyers; data to illustrate proximity demands; then revealing Walnut Creek's ready-made Class-A offices as the solution. Every frame was tested on paper first to ensure the narrative never wandered. In production, I paired fun, lifestyle illustrations with text overlaid with the iPhone's texting audio. The result was a piece that distilled complex data in a fun and approachable way. When it went live, brokers immediately plugged the animation into their client presentations, generated noticeably higher engagement and a steady stream of new leasing inquiries.     The client's goal was to market townhomes to urban professionals seeking city living, despite the location just outside trendy neighborhoods. To achieve this, I crafted a dynamic brochure showcasing the desired lifestyle. Featuring professionals engaged in city activities, the brochure allowed potential buyers to envision themselves in this vibrant setting. Additionally, gatefolds with cocktail recipes hinted at luxurious indoor entertaining, bridging the gap between urban lifestyle and suburban living.     The Contra Costa Logistics Center project transformed a toxic site into a thriving economic hub, creating thousands of jobs and revitalizing the local community. Through cohesive branding, compelling marketing materials, and innovative digital campaigns, I used design to tell a powerful story of progress and opportunity, seamlessly aligning the vision of developers, the leasing agency, and the city. For the brochures, I aimed to excite both the local populace and potential lessees by showcasing the site’s strategic advantages. Using aerial imagery overlaid with 3D renderings of the planned warehouses, I highlighted key infrastructure such as the nearby freeway, bridge, port, and housing. This approach effectively emphasized the site’s proximity to labor pools and drayage routes, making a compelling case for the site's economic and logistical value.     I created 3D stacking plans in Adobe Illustrator for Class A, B, and C office properties, visually mapping current availabilities across suburban markets.
